Barleycorn House B&B Quality Statement

Introduction
We aim to cater for the needs of all our visitors in our home which has 4 bedrooms available for bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Pre-Arrival
- There are no shops in the village. The nearest shops and places to eat are in the small town of Bampton 2 miles away.
- There is a bus stop opposite our property with a frequent bus service.
- The main railway station is Tiverton Parkway and this is 30 minutes away by car.
- There is also a bus service from Taunton railway station.
- We have a number of taxi firms’ numbers on request.
- Brochures and menus can be provided in large print.

Arrival and Car Parking Facilities
- On arrival at the property there is off road parking right outside our house for 2 vehicles.
- Additional parking is on the opposite side of the road in the gateway to our paddock for up to 3 vehicles and if needed further parking on the tarmac area in the paddock.
- All parking areas are tarmac surfaced.
- There are no kerbs to step up or down to get from the car to the front door.
- The property has two entrances.
- We can assist with luggage and with a wheelchair.
Main Entrance
- The main entrance on the right of the building facing from the road leads into our lobby and living room.
- By the entrance door is a waist high bell push.
- There is no step into the lobby, only a threshold lip of about 20mm. A wheelchair can roll over this lip.
- The front doorway is 650mm wide and the lobby doorway is 720mm wide.
- From the lobby door there is a small slope down into the living room.
- The entrance lobby has a short pile carpet and the living room floor has a medium pile carpet.
- Fairly dim lighting in the living room.
- From the living room, door width 720mm, a corridor leads to the ground floor accessible bedroom and wet room. The corridor has a gentle slope and a hand rail on one wall. The flooring is vinyl.
Guest Front Door
- The other front door on the left of the building facing from the road and opens onto the foot of the stairs leading to the first floor bedrooms.
- There are 2 steps up to the hallway 1st step 100mm 2nd step 80mm.
- This is an old doorway so the head height is only 1850mm.
Public Areas
Hall, stairs and corridor
- There are 13 treads to the stairway leading to the first floor corridor with a handrail on the lefty all the way up.
- Each tread is 200mm high and 260mm deep.
- The hall, stairs and corridor is covered by a medium pile fitted carpet.
- The corridor is 14 meters long and 900mm wide.
- Part of the way along the corridor is 2 steps up. There is no handrail for these 2 steps.
Guest sitting room and dining room
- To the right on entering through the guest front door is the guest sitting room.
- The fitted carpet is a medium pile. The 3 piece suite has seats which are 440mm high by 530mm deep, firm seating with armrests.
- From the sitting room is a doorway into the dining room. The dining room floor is laminate flooring the furniture consists of wooden tables and chairs. Each table is 760mm square and 770mm high with a leg at each corner.
- Each chair seat height is 430mm by 460mm wide. No arms on the chairs.
Ground floor corridor
- This corridor would only be used by a guest using the ground floor bedroom or to get to the garden or an escape route in case of fire. From the dining room doorway, width 880mm, into the corridor is a gentle slope up. There is a medium pile carpet in this corridor.
- This corridor meets the corridor from the living room mentioned above under ‘Main Entrance’.
Grounds and Garden
- We have a good sized rear garden which can be used by guests. Access to the garden is either from a side door in the guest sitting room or from a door at the end of the ground floor corridor as mentioned above. There is a patio area with benches and chairs and a table. Steps lead up to the raised lawn and flower beds which is 1500mm above the patio. Dogs are welcome in the garden but owners must clear up behind their pets.
Bedrooms
- There are four bedrooms, one on the ground floor and three on the first floor.
Ground floor bedroom named Clayhanger
- The ground floor room has been provided specifically with disabled people in mind. A level access is provided throughout the ground floor for wheelchair accessibility.
- Entrance to the ground floor bedroom is through the wet room. The doorway is 740mm wide and the doorway into the bedroom is 900mm wide.
- There is a grab rail by the toilet and the seat height is 430mm.
- There is a wall mounted fold down seat in the shower area and a grab rail.
- The floor is non slip.
- The bedroom floor has low pile carpet suitable for a wheelchair.
- There is a wardrobe with adjustable height hanging rail.
- There are shelves provided instead of drawers for easier access.
- There is a 4`6” double bed height 590mm with 450mm each side of the bed. The bed can easily be moved against the wall to make easy access for a wheelchair user.
- The bedside cabinets have no doors.
First floor double bedrooms named Petton and Morebath
- Each room is approximately the same size, different layout.
- The doors to the bedrooms are 620mm wide.
- Each room has a window overlooking the fields.
- Each room has a medium pile carpet.
- Each room has a built in wardrobe.
- Each room has a 5’ double bed with access all the way round. Each bed is 590 mm high.
- Petton has 530mm on one side of the bed and 1170mm on the other side between the bed and the wall.
- Morebath has 430mm on one side of the bed and 470mm on the other between the bed and the wall.
- There is ample room at the end of the bed in both rooms.
- Each room has an en-suite shower room.
- The en-suite shower rooms have vinyl flooring.
- Petton has a 400 mm step into the shower.
- Morebath has a 210 mm step into the shower.
Family Suite named Bampton
- The door into the family suite is 800mm wide
- There is one window in each of the bedrooms overlooking the rear garden.
- There is a 5’ pine bed, height 500mm in the main room with the narrowest side of the bed being 470mm from the wall. The room is 4 meters x 2.5 meters.
- There are two 3’ single beds, height 560mm in the second room of the suite.
- There is a built in wardrobe in the second bedroom.
- There is an en-suite bathroom with a power shower over the bath. The bath edge height is 570mm.
- The flooring is parquet flooring.
Additional Information
- Assistance and any other dogs are welcome.
- Mobile phone reception is variable.
- Wireless Internet connection is available in most rooms.
- All bedrooms have a fire alarm linked to each other so all will ring in the event of a fire.
- All external ground floor doors can be used should evacuation be necessary.
- Emergency lighting is provided on all escape routes.
- Patrol lighting is provided on the first floor corridor.

Barelycorn House is a family-run bed and breakfast located in Shillingford. The B&B is rated 4 stars by the tourist board, and an Exmoor Tourist Association member.

Shillingford is in the beautiful Exe Valley, just to the south of Exmoor and the north coast of Devon and Somerset.
The area is ideal for outdoor activities including walking, horse riding and angling, as well as visiting the picturesque villages and towns in the surrounding countryside.
Well-behaved dogs are always welcome.
